1031 Exchange Massachusetts | Investment Property Strategy | Tayla André
1031 Exchange · Massachusetts Investment Property

The exchange strategy should start before the property is sold.

A 1031 exchange is not simply a sale followed by another purchase. The relinquished property, replacement-property search, transaction timing and professional team need to work together. My role is to manage the real estate strategy while your qualified intermediary, CPA, attorney and other appropriate professionals handle the tax and legal requirements.

Before The Listing

Do not wait until closing to start thinking about the replacement property.

The strongest real estate plan starts before the relinquished property goes under agreement.

We need to understand what you are selling, what you may want to acquire next, what markets you are considering, what financing may be involved and which professionals need to be at the table before the transaction gets moving.

Questions We Review Early

  • What investment property are you considering selling?
  • What may the property be worth in the current market?
  • What debt or other obligations exist?
  • What are you hoping to acquire next?
  • What property type and market are you considering?
  • Do you already have a qualified intermediary?
  • Have you discussed the proposed exchange with your CPA or tax professional?
  • Will financing be needed for the replacement property?
The Professional Team

A 1031 exchange is not a one-person job.

The real estate transaction, tax strategy, exchange administration, financing and legal questions may intersect, but each belongs with the professional qualified to handle that part.

Exchange Administration

Qualified Intermediary

The qualified intermediary handles the exchange mechanics that fall within their professional role. They should be engaged early enough to coordinate with the proposed transaction.

Tax Strategy

CPA / Tax Professional

Whether a transaction qualifies, tax consequences, basis questions and individual tax strategy belong with the appropriate tax professional.

Legal / Financing

Attorney & Lender

Legal questions belong with counsel. Financing structure, qualification and loan terms belong with the appropriate lending professional.

The 1031 Property Strategy Review

The sale and the next acquisition belong in the same real estate conversation.

The real estate strategy begins by understanding both sides of the move before the first transaction creates pressure on the second.

01

Relinquished Property

Estimated value, condition, tenant or occupancy considerations, preparation and sale positioning.

02

Numbers

Mortgage payoff, expected transaction costs, potential proceeds and purchase-budget considerations for discussion with the professional team.

03

Replacement Criteria

Property type, location, price range, investment objectives, financing and availability.

04

Transaction Coordination

Sale timing, replacement search, intermediary coordination, lender communication and real estate deadlines.

Think Two Transactions Ahead

Selling well is only half of the real estate strategy.

A strong sale without an acquisition plan can leave an investor searching under unnecessary pressure. We want to understand the likely replacement market before the relinquished property creates a deadline.

The Property You Are Selling

  • Estimated market value
  • Existing tenants or occupancy
  • Lease considerations
  • Property condition
  • Necessary preparation
  • Listing strategy
  • Likely sale timeline
  • Offer terms and transaction certainty

The Property You May Acquire

  • Property type
  • Target market
  • Desired price range
  • Financing needs
  • Available inventory
  • Due diligence
  • Investment objectives
  • Acquisition timeline
Timing Matters

The identification window can move much faster than investors expect.

Your existing page correctly highlights the 45-day identification window. That is exactly why I do not want the replacement-property conversation beginning after the relinquished property has already closed.

The qualified intermediary, CPA, attorney and other appropriate professionals should confirm the exchange requirements and deadlines that apply to your transaction. My role is to keep the real estate search and transaction strategy moving alongside that guidance.

45 Days Can Go Quickly

Build the replacement-property criteria before the search becomes urgent.

Common Questions

Real estate strategy and tax strategy should work together without being confused with each other.

Can you tell me whether my sale qualifies for a 1031 exchange?

No. Qualification and tax treatment should be confirmed with your qualified intermediary, CPA, tax attorney or other appropriate professional. I handle the real estate strategy around the transaction.

When should I contact a qualified intermediary?

Early. If you are seriously considering an exchange, involve the appropriate exchange professional before the transaction reaches a point where timing or structure becomes difficult to change.

Why start looking at replacement properties before my sale closes?

Because the identification period described in the exchange process can move quickly. Understanding inventory, pricing and financing before closing can reduce the amount of searching that has to happen under pressure.

Can you help me sell one property and buy the replacement property?

I can manage real estate brokerage services where I am appropriately licensed and can coordinate referrals to appropriately licensed real estate professionals when another market or jurisdiction requires it.

Do I need to know exactly what I am buying before listing?

Not necessarily. But I want us to know what kind of property you are looking for, what markets you are considering and whether suitable inventory appears to exist.

Can you tell me how much money I need to reinvest?

That is a tax and exchange-structure question. Your qualified intermediary and tax professional should tell you what requirements apply to your particular transaction.

What if I am exchanging into property outside Massachusetts?

We can still discuss the overall real estate strategy. Where the replacement property is outside the jurisdictions in which I am licensed, the transaction may require coordination with an appropriately licensed local real estate professional.

What if I decide not to do a 1031 exchange?

Then the property can still be evaluated as an ordinary investment-property sale. The tax implications of that decision should be discussed with your tax professional.

How should I run the numbers before buying a multifamily property in Boston?

Start with what the property actually earns, not what the listing suggests it could earn. Look at current leases, rental income, property taxes, insurance, utilities, maintenance, vacancy, and any management costs. Then account for your mortgage payments and money you may need to put into the building. Compare the numbers under more than one scenario. What happens if a unit sits vacant? What if the roof needs replacing? What if operating costs rise? A good property decision starts with numbers you can explain, not numbers you hope will work.

If a multifamily property collects rent every month, does that mean it has cash flow?

Not necessarily. Rent is income. Cash flow is what remains after the bills are paid. A three family property might collect rent from every unit and still require money from its owner once mortgage payments, taxes, insurance, repairs, utilities, vacancies, and other operating costs are accounted for. Also remember that a property's value increasing on paper does not put money in your pocket every month. Before buying, understand the difference between rental income, operating income, debt payments, and actual cash available to the owner.

What risks should I check before purchasing a Boston investment property?

Start with the property itself. Look closely at the roof, foundation, heating systems, plumbing, electrical work, and any repairs that may have been deferred. Then look at the business side. Review leases, payment history, operating expenses, insurance costs, property taxes, potential vacancies, and funds available for unexpected repairs. Finally, investigate legal and regulatory considerations, including permitted unit count, building code requirements, lead paint obligations, rental regulations, and any restrictions affecting your intended use. The goal is not to find a property without risk. It is to understand the risks before you become responsible for them.

How do I know what my next real estate investment decision should be?

Buying another property is not automatically the next right move. Sometimes the better question is whether to keep what you own, improve it, refinance, sell, or consider another investment property. Start with your existing property's performance, available equity, debt, maintenance needs, and the amount of time and money you are comfortable committing. If you are considering selling investment real estate and acquiring another property, a 1031 exchange may be worth discussing with qualified tax and exchange professionals. Eligibility, deadlines, and tax consequences depend on the transaction. Your next property decision should make sense for your circumstances, not simply because another opportunity is available.

Plan Before The Clock Starts

Do not sell first and try to invent the replacement strategy later.

Start with the investment objective, the property you may sell, the likely numbers, the replacement-property criteria and the professionals who need to be involved. Then we build the real estate plan.
